TENANT GUIDE TO RENTING

APPLICATION PROCESS: An Application for Residential Tenancy needs to be completed and signed by all people over the age of 18 wishing to reside at the property.Click Here for Rental Application Form.

COMMENCING THE TENANCY: Once your application has been approved, we will arrange an appointment for you to sign the necessary documents and pay 2 weeks rent. You will be required to pay the bond before you can collect the keys to the property. It is your responsibility to have electricity and telephone connected in your name. We recommend that you arrange insurance for your personal contents as these are not covered the owners insurance.

ENTRY CONDITION REPORT: This is a very important document because it safeguards the tenants bond. Please check the property against the report, sign and return it to our office within THREE (3) calendar days of the commencement date of your tenancy, as required by the Residential Tenancies & Rooming Accommodation Act. If you find any discrepancy with the report, please inform our office when you return the report.

OCCUPANCY: Only the people originally included on the application, approved by the owner and named on the tenancy agreement, are allowed to reside at the property permanently.

PAYING THE RENT: Rental Rewards is our preferred option. This method offers tenants an easy and convenient way to pay their rent, by using Bank Account, Credit Card or Debit Card. See the brochure in your folder for full details.

REPAIRS AND MAINTENANCE: It is the tenants responsibility to report all repair and maintenance issues to the agency. All requests for repairs must be submitted on the agency form (provided in your folder and also on our website. This form can be returned by fax, email, or in person. Without this signed form we are not able to provide keys to tradespeople, which could delay the repair process. The tradesperson will contact you to make a convenient time. In the event that you have an emergency, please contact our office immediately. Emergency repairs are defined in your RTA Information Statement (Form 17A). If our office is closed, please refer to your Tenancy Agreement for contact information for tradespeople.

KEYS: If you have misplaced your keys you can collect our office master set and return them within 1hour. If it is outside office hours, a charge for this service may apply.

MOVING OUT: If you intend to vacate on the lease expiry date, or after that date, two (2) weeks written notice must be given on the RTA Form 13. This form is provided in your folder.

OFFICE HOURS: Monday Friday 8.30 a.m. to 5.00 p.m. Saturday 9.00 a.m. to 11:30 a.m.

* 2 Current pay slips
* 100 points of identification
* Rental History
* Rental references
* Personal references

The first being your utility providers, it is important to get all accounts into the correct name as soon as possible no one wants to be responsible for another persons account.
