Rent Tips

The final decision is yours, once we have completed our screening, we will be in contact with you to discuss the applicant and you let us know if you are happy to accept the application. We won’t recommend to you anyone that we don’t believe is going to be a good tenant who looks after your property.
Applying for a rental
Life is busy and we understand this and that is why we have made applying for a rental all that bit easier by giving you options.
You can apply for a rental property via the following methods:

  1. 1Form – Online application which is available on the property listing on
  2. Office – Come into the office to pick up a application form that you can take home to complete.
  3. Download – From our website click here and complete in your own time.

Browsing through the internet it is easy to fall in love with a property just from scrolling through looking at the photos, however it is our policy that you must inspect the property prior to accepting a tenancy agreement. However, this may not always be possible, and you may consider sending a representative to inspect the property on your behalf.
To be considered for one of our properties you’ll need to do the following:

  • Fully complete and submit a tenancy application form for each tenant over the age of 18 who will reside in the property, from one of the following methods listed above.
  • Provide 2 current payslips or Centrelink form, or other proof of income
Copy of Drivers Licence and /or Passport or other form of photo I.D – we require 100 points – see application form for items that can be supplied.
  • Provide references from previous landlords/agents, current employer and or others (no family members)

If your application is approved by the owner and you are contacted by our agency, within 24 hours of being advised you will need to pay the equivalent of two weeks rent in advance and prior to collecting the keys you will also be required to pay a minimum of four weeks rent as bond. If you require a bond loan, please contact the office and speak to a Property Manager who can send you an email for Easy Bond Pay.
Please remember it is your responsibility to get the electricity, internet and other connections organised. If there is a requirement for any of these connections to install a device to the property, please be sure you speak to your Property Manager before doing so.
We check all applicants on two national databases eg:TICA and Barclay MIS. If you believe you have been listed or have outstanding rent arrears or other property management related issues, it would be best to resolve these first before applying for a new home. Privacy Policy
