seller wants a quick sale and wants to get top dollar. Here are some
simple steps that will help you achieve just that.
Step
1: De-personalize
Pack
up your personal photos, heirlooms and artefacts so buyers can see
the real features of your home.
Step
2: De-clutter
If
you haven’t used something in over a year, the chances are you
probably can live without it, so donate it or throw it. Pack
up the knickknacks, clear everything off kitchen & bathroom bench
tops. Pop those day to day items in a box and store in the cupboard.
Remember to present your cupboards in tidy manner, as buyers like
to open doors and see how much storage space is provided.
Step
3: Rent a storage unit
Locate
the excess furniture and packing cases in a storage unit. This has
two advantages. Homes present better with less furniture and when it
comes time to move there is not as much for you to pack.
Step
4: Attend to minor repairs.
Leaking
taps, sticking doors, peeling paint, loose door knobs, cracked tiles,
torn curtains, do not enhance the appearance of your property. Give
some thought to painting walls in a soft neutral colour and replace
any broken and old fittings.
Step
5: Make the house sparkle.
Wash
the windows, blinds and curtains, clean the carpets, lights and
ceiling fans, remove the cobwebs, pressure clean the paths. Fresh
flowers or indoor plants always brighten up a home. Don’t overlook
the garage. Create a property that will appeal to buyers.
Step 6: Create the best first impression.
Prune
shrubs & trees, remove old and dying shrubs, keep paths clean and
tidy, weed & chip bark the gardens, paint the front fence, steps
and door. Objectively check the street appeal of your property.
Consider pots of yellow plants – yellow evokes a buying emotion.
A
tidy home says "Welcome". Try to keep your home neat and
tidy during the period of inspections. It does not need to be a "show
place" but it does need to send a message that it is a
comfortable home in which to live.
